- Inventory jumps to its highest during June, so list early to get a start on reaching the early Spring shoppers
- Present inventory carries a 'saturation rate' of 34.75 months. This means, at the present rate, it will take over a year to sell out the existing inventory at today's prices. Sellers who are aggressive and realistic about pricing their homes will get an offer quicker.
- Buyers remain wary, hesitant to rush to an emotional decision to buy; may make several return trips to Top 3 Choices before writing an offer. Sellers have to offer incentives.
